Terms & Conditions

The terms for using OpLot's opportunity intelligence platform.

Last Updated: September 14, 2026

Acceptance of terms

By accessing or using OpLot, you agree to these Terms & Conditions. If you do not agree, do not use the service. Separate written engagements may govern professional services expressly commissioned outside the public platform.

About OpLot

OpLot helps users explore vacant, underutilized and overlooked properties using public and supplied information, preliminary analysis, development concepts and planning-level financial models. The public service provides opportunity snapshots and ways to request access, submit a property for review or request a feasibility consultation.

Informational purpose

Content supports early-stage exploration and is not a substitute for property-specific due diligence. Publication of a scenario does not mean that a transaction, use or project has been approved.

No professional advice

Public content is not legal, tax, investment, financial, brokerage, engineering, environmental, surveying, title or appraisal advice. Architectural and development concepts are exploratory, not construction documents. A consultation request does not itself establish a professional-client relationship; scope and responsibility require a separate agreement.

No offer or solicitation

Property information, scenarios, financial projections and scores are not offers to sell or purchase property, solicitations to invest, securities offerings or financing commitments. Any authorized transaction must be expressly documented separately.

Property information

Information may come from public records, planning and zoning resources, listing materials, supplied documents, third parties and OpLot analysis. It may change or contain errors. Confirm material facts directly. Named brokers are listing representatives; OpLot provides opportunity analysis and does not claim to be the owner, seller or listing broker.

Development concepts

Renderings, massing, site diagrams, scenarios, unit counts, building areas, heights, site strategies and programs are preliminary studies, not approved plans, permits, construction documents or guaranteed development rights.

Zoning and entitlements

Confirm district, uses, dimensions, redevelopment-plan requirements, variances, approvals, easements, environmental restrictions, flood obligations, public access and permitting requirements with the relevant authorities and qualified professionals.

Financial information

Costs, rents, revenues, expenses, cap rates, values, ROI, IRR, yield, profit and operating cash flows are assumption-based estimates, not guaranteed outcomes. Inspect the model inputs and obtain qualified financial, tax, legal and real-estate review before relying on them. Operating business value must not be treated as the value of the underlying property.

Opportunity score

The Opportunity Score is a screening indicator for comparing or understanding possibilities. It is not an appraisal, credit or investment rating, guarantee of feasibility, or prediction of performance.

User responsibilities

Conduct independent review before purchasing, selling, investing, financing, leasing, designing, seeking approvals or constructing. You are responsible for the suitability of a scenario to your objectives and for decisions made using the information.

Submitted information

Submit only information, documents and images you have the right to provide. You retain ownership of your original materials. You grant OpLot a limited, nonexclusive permission to store, review, reproduce and use them as reasonably necessary to evaluate your submission and provide the requested service. Submission does not automatically publish a property; publication scope should be agreed with OpLot. Do not submit sensitive personal information unrelated to the request.

Intellectual property

OpLot's brand, software, interface, original graphics, analysis, written presentation and proprietary methods are protected where applicable. Public facts and government information are not owned by OpLot. Third-party material retains its own rights and attribution. You may share a provided report for its intended evaluation purpose with branding, notices and attribution intact; do not misrepresent authorship or official approval.

Acceptable use

Do not attempt unauthorized access, bypass security, disrupt service, scrape at an unreasonable scale, impersonate others, submit unlawful content, commit fraud or portray OpLot analysis as an official government determination.

Service availability

OpLot may update information, modify, suspend or discontinue features. Availability and uninterrupted or error-free service are not guaranteed. Access may be restricted for misuse or security reasons.

Warranties

To the extent permitted by law, the service and information are provided as available without warranties of completeness, currency, accuracy, fitness for a particular purpose or error-free operation. This does not affect mandatory consumer rights.

Limitation of liability

To the maximum extent permitted by applicable law, OpLot and its contributors are not liable for indirect, incidental, consequential, special or similar losses arising from use of the platform or reliance on preliminary information. This is not an exclusion of liability for fraud, willful misconduct or any liability that cannot lawfully be excluded.

Indemnification

To the extent permitted by law, you agree to indemnify OpLot against reasonable third-party claims, losses and costs caused by your unlawful submission of materials, material misuse of the service or violation of these Terms. This does not cover losses caused by OpLot's own unlawful conduct. OpLot will give reasonable notice and an opportunity to participate in the defense.

Changes to terms

Updated terms will display a revised Last Updated date. Material changes will be communicated where required. Changes do not remove rights that cannot lawfully be changed retroactively.

Governing law

No additional contractual choice of governing law or venue is designated in this version. Applicable mandatory law and available statutory rights continue to apply. Any specific choice must be confirmed and stated in a future version or separate agreement.
